A conversation about Spain’s many markets, off-market access, and what agents should know when referring international buyers.

Most international buyers looking at Spain start and end with the Costa del Sol. It’s an exceptional market, but it’s only one of many. Madrid, Barcelona, Valencia, Alicante and San Sebastián each run on their own logic, with different prices, buyer profiles and reasons to buy.

In this Insider interview, we spoke with Inés Bilbao, Marketing Director of LAE Homes, a Spanish real estate company with its own offices from Madrid and Barcelona to San Sebastián, Marbella and Jaén. Their model is unusual: LAE Homes works hand in hand with Administradores de Fincas, the regulated property managers who run Spain’s residential buildings and are in daily contact with thousands of homeowners.

Here’s what she shared about Spain’s regional markets, buying into a community of owners, and how LAE Homes works with referring agents.

“First things first, who are you and what makes LAE Homes different?”

Inés: LAE Homes is a Spanish real estate company with our own offices in key markets across the country, including Madrid, Barcelona, Valencia, Alicante, San Sebastián, Málaga, Marbella, Jaén and Castellón.

What makes us different is the combination of strong local knowledge with a nationwide structure. Each office has professionals who know their market in depth, supported by a central team and a wider network of property professionals across Spain.

But perhaps our biggest differentiator is our connection with Administradores de Fincas, property managers who are in daily contact with thousands of homeowners. This gives us a very strong relationship with property owners and creates opportunities that don’t always come through traditional real estate channels.

“LAE Homes was created by and for administradores de fincas colegiados. Most agents outside Spain won’t know what that means. Can you explain the model?”

Inés: An Administrador de Fincas Colegiado is a regulated property management professional who manages residential buildings and communities of owners in Spain.

They handle the day-to-day management of these communities, so they have a long-standing relationship with the homeowners. They often know when an owner is considering selling, has inherited a property, is moving or simply needs real estate advice.

LAE Homes was created to bring professional real estate services into that ecosystem. We collaborate with a growing network of property management firms across Spain: they identify potential real estate needs among their clients, and we provide the complete service, from valuation, marketing and viewings to negotiation and support throughout the transaction.

For the seller, it means working with a real estate company introduced by a professional they already know and trust.

“Does that give you visibility on properties before they reach the portals?”

Inés: Yes, in many cases it does.

Because our property management partners have direct relationships with homeowners, we can become aware of a potential sale before we start actively marketing the property.

Of course, not every opportunity becomes an off-market transaction. But this network gives us access to a pipeline that goes beyond the properties already advertised on the major portals. For international agents working with specific buyer requirements, that can be particularly valuable.

“You cover Barcelona, Madrid, Valencia, Marbella, San Sebastián and more. How different are these markets from each other?”

Inés: Very different, and that’s precisely why local expertise matters so much in Spain.

Madrid and Barcelona are large, highly dynamic urban markets. San Sebastián is much smaller, with limited supply and very high prices in prime areas. Valencia and Alicante have become increasingly attractive to international buyers because they combine lifestyle, connectivity and, in many cases, more accessible prices than Madrid, Barcelona or the most established coastal markets.

The Costa del Sol is another market altogether, with a much stronger international component. Areas such as Marbella, Estepona, Manilva and Sotogrande attract buyers from all over Europe and beyond.

There is no single “Spanish property market”. Prices, buyer profiles, supply and even the reasons people buy can change enormously from one city to the next. That’s why having teams on the ground is essential.

“Most international buyers only look at the Costa del Sol. What are they missing in the rest of Spain?”

Inés: A lot.

The Costa del Sol is an exceptional international market, but Spain offers many alternatives depending on what the client is looking for.

  • Valencia and Alicante offer Mediterranean lifestyle, beaches, international connections and vibrant cities, often at a different price point from Marbella.
  • San Sebastián offers something completely different: an exceptional food and cultural scene, beaches in the heart of the city and very limited property supply, which makes it a particularly distinctive market.
  • Madrid and Barcelona remain extremely attractive for buyers looking for a major European city, whether for relocation, investment or a second home.

For international agents, the opportunity is to start with the client’s objective rather than a predefined destination. Sometimes the best property for that client is somewhere they hadn’t initially considered.

“What should a foreign buyer understand about comunidades de propietarios before they sign?”

Inés: This is an important part of buying an apartment in Spain.

When you buy a property in a residential building or development, you normally become part of the comunidad de propietarios, or community of owners. The community is responsible for shared areas and services, and owners contribute through community fees.

Before buying, buyers should understand:

  • the regular community fees
  • whether any extraordinary contributions (derramas) have been approved or are expected
  • the financial situation of the community
  • any rules that affect the property

This is an area where our background and close relationship with property managers is particularly useful. Buying the apartment itself is only part of the due diligence; understanding the building or development matters too.

“How does new development work fit into what you do?”

Inés: New developments are an important and growing part of our business, particularly in markets with strong national and international demand such as the Costa del Sol and the Mediterranean coast. We work with developers and market selected new-build projects alongside our resale portfolio.

For international clients, new developments can be especially attractive because they often offer modern specifications, energy efficiency, communal facilities and a relatively straightforward purchasing process.

For our partner agents, the advantage is that they can access both resale properties and new developments through one relationship with LAE Homes. That lets us search according to the client’s real requirements rather than being limited to one type of product.

“Many international buyers want rental income. What’s realistic right now, and where?”

Inés: The first thing we try to understand is what the buyer means by “investment”, because rental income, capital appreciation and personal use can lead to very different property choices.

There are opportunities for long-term and seasonal rental strategies in cities such as Madrid, Valencia and Alicante, while the Costa del Sol combines investment demand with a very strong second-home market.

However, buyers need to be particularly careful with assumptions around short-term or tourist rentals. Regulations vary significantly between regions and municipalities and have become increasingly restrictive in some locations.

So we prefer to analyse each investment individually: acquisition price, realistic rental income, running costs, local regulation and potential resale value. We would rather give a client a realistic projection than sell a property on an attractive but unsustainable headline yield.

“How do you work with agents who refer clients? What does collaboration look like day to day?”

Inés: We see international agents as partners.

If an agent introduces us to a buyer, our role is to become their local team in Spain. We help identify suitable properties, provide local market knowledge, organise and conduct viewings and support the client throughout the transaction.

Communication is key. The referring agent should remain informed and involved, and we want the relationship with the client to strengthen their relationship with their agent, not replace it.

Through Insider, the goal is to make that collaboration as simple as possible: you bring the relationship and your understanding of the client; we provide the local knowledge, property access and execution on the ground in Spain.

“What languages does your team work in?”

Inés: Spanish and English are the main languages we use with international clients, and across our network we have professionals who can also assist in other languages.

More importantly, we’re used to working with international buyers who may be unfamiliar with the Spanish purchasing process. Our role isn’t simply to translate the language, but to explain how the market and the transaction work in Spain.

“Final question: what do you want agents to remember about working with LAE Homes through Insider?”

Inés: That they don’t need to know every Spanish market themselves. They can use us as their local partner.

Spain is much more than one or two international destinations. Through LAE Homes, agents can access local teams, resale properties, new developments and a network connected directly to thousands of homeowners through our relationships with Administradores de Fincas.

If your client is looking to buy in Spain, talk to us. Even if you don’t see the perfect property in our current portfolio, tell us what they’re looking for. Our network means the right opportunity may already be closer than it appears.

For us, Insider isn’t simply another platform for publishing properties. It’s a way to build long-term relationships with international agents and generate business together.
